Caddick Developments was granted planning permission in April 2022 for Farington Employment Land. This 22ha site is the largest sole employment site in the South Ribble Local Plan and accounts for 64% of allocated supply. Delivering the site is therefore critical for the Council’s planning and economic strategy.
The reserved matters application, approved earlier this year, was progressed in the context of unprecedented demand and acute lack of supply for employment space across the area.
The proposals will deliver:
Significant landscaping and associated environmental benefits, including c500 new trees, c57,000 shrubs and a range of other planting. Significant investment in an ecological and habitat enhancement area of some 4.5ha.
Construction period will only be one year as opposed to three years as initially anticipated in the outline scheme. The proposals will include a sensitive lighting scheme to ensure the site is surrounded by dark corridors and avoids light spilling to neighbouring areas. Extensive acoustic mitigation and landscape screening will be installed to the site’s sensitive boundaries.
£1 million investment in the bespoke de-culverting of an existing watercourse provides significantly enhanced flood resilience and management both on and off site. Full Environment Agency support for this strategy. Sustainable drainage area will be planted to enhance the biological benefit and incorporate new recreational routes for local residents and workers.
600 additional jobs created during construction and an ambition to source local employment. 1,100 new jobs created in operation and related supply chain roles. Industry in which 85% of workers are employed on full-time contracts and the average salary is now approximately £31,500. £41m of new economic output per annum.
£500,000 will be invested to complete a section of the Leyland Loop cycleway, at no cost to the public purse. The money will be put towards a new and improved shared footpath and cycleway. Improved public rights of way and the addition of a green infrastructure network, improving access to and safety at the site.
A BREEAM Excellent, best in class, development. £60,000 will be invested into secure cycle storage and shower facilities to encourage healthier and more sustainable modes of travel. 10% of car parking spaces will include electric charging points fitted as a standard, as well as cabling to allow an increase in charging points as demand increases
