Main Warehouse
The cladding works will continue over the next week with the installation of the perimeter wall high-level capping.
Curtain walling will also continue along the east elevation above the dock levellers and including the operations hub.
Office fit-out will continue to include M&E partitions and plastering works.
External Works
Incoming services will commence from Monday via gate 2 and will progress through the Phase 2 access road to the service yard, these works will be ongoing.
On-site service installation will progress with the hydrant main to building perimeter, BT and street lighting in various areas, these works will be ongoing.
Main drainage works are now nearing completion with operations ongoing next week.
Tree planting to the site boundary will be ongoing throughout the next week.
Out-of-hours operations
From Monday to Friday next week we will be installing the internal concrete floors. The standard industry methodology to achieve the correct level and polish is to ‘power float’ and then treat it as the concrete sets. Due to the curing time of the concrete, the work needs to continue outside of normal hours and into the evenings.
This out-of-hours operation is permitted by section 61 of the Control Pollution Act and has been agreed upon with the council before the out-of-hours work started. The agreement establishes an acceptable working noise level and methodology; these are monitored live on-site so as not to be breached. Should complaints arise then everyone is clear as to what the accepted methodology is and can check the noise and working methods.
To have the least impact on residents Caddick Construction waited until the walls and roof were substantially complete as these act as a natural noise barrier. To date, all works are within the approved noise level.
The main phase of work will be completed by the end of April, any further works will be advised in due course.
